Episode 3: Compare the whole housing and financial picture
The decision to sell, rent, or keep a California home is connected to more than an expected sale price or monthly rent. A useful comparison includes the mortgage balance, usable equity, transaction costs, carrying costs, vacancy, repairs, property management, insurance, taxes, reserves, and the household’s need to qualify for or fund a Nevada purchase.
Keeping a California property may preserve a long-term asset, but it can also retain debt and management responsibilities. Renting may generate income, but underwriting rules determine whether and how that income can help qualify for a new mortgage. Selling may simplify the move and release funds, but the net result depends on costs and individual tax circumstances.
