Can a rental property use primary-residence financing?

Only when the property will genuinely be the borrower’s principal residence and all applicable program requirements are met. A property intended to generate rental income without owner occupancy is generally treated as an investment property. The occupancy declaration is part of the loan application and must be accurate.

Why the occupancy category changes the loan review

Occupancy affects eligibility, maximum loan-to-value limits, pricing adjustments, required reserves, and the way the complete risk profile is evaluated. The exact down payment, rate, fees, and reserve requirement depend on the borrower, property, transaction, loan program, lender, and underwriting findings.

How rental income may be evaluated

Depending on the scenario, qualifying rental income may be supported by tax returns, an eligible lease, an appraisal, or an appraiser’s market-rent schedule. When a conventional guideline permits gross lease or market rent to be used, lenders commonly recognize 75% to allow for vacancy and ongoing maintenance. The applicable calculation and documentation must be confirmed for the specific file.

Financed properties and reserves

Borrowers who already own financed real estate may face additional reserve or eligibility requirements. The number and type of financed properties, other mortgage obligations, rental history, and documentation can all affect the review. Owning an investment property does not by itself determine approval; the complete file does.

Occupancy definitions matter

Fannie Mae distinguishes principal residences, second homes, and investment properties. Its guidance defines a principal residence as the property the borrower occupies as a primary residence and describes an investment property as owned but not occupied by the borrower.
