1031 Exchange Replacement Properties in Reno & Sparks
A local search plan should work with your exchange team’s instructions, your investment criteria and the realities of due diligence. Prepare the team and the budget before the clock becomes the main constraint.
Reno 與 Sparks 的 1031 交換置換房指南
MingChi Huang 黃明智 helps with local property research, tours, offer preparation and transaction coordination. Your qualified intermediary (QI), tax adviser and attorney determine the exchange structure and address tax/legal questions. This guide is not a list of preapproved “1031 properties”; an address cannot establish your exchange’s qualification.
The existing video page remains the watch destination. This companion guide adds the local property-search and closing workflow.

Know the timing before setting the search / 搜尋前先確認期限
Section 1031 concerns qualifying business/investment real property; property held primarily for sale is excluded. It can defer gain, rather than make a transaction permanently tax-free. U.S. and foreign real property are not like-kind to each other. Cash or other non-like-kind property received can produce recognized gain. Have your tax adviser evaluate your facts. IRS overview.
For a standard deferred exchange, identify replacement property within 45 days after transferring the relinquished property, using compliant written identification and delivery. Ask your QI to confirm the exact deadline and identification rules.
Receive replacement property by the earlier of 180 days after the transfer or the tax-return due date, including extensions, for the transfer year. The periods overlap; this is not 45 days plus 180 days.
IRS Form 8824 instructions — deferred exchanges and lines 5–6. The currently available instructions reviewed here are for 2025; your adviser should confirm the applicable filing-year guidance and any specific relief. Do not assume an extension applies.

Arrange the exchange before the sale closes. A QI safe-harbor arrangement requires appropriate agreements and proceeds handling. Receiving sale proceeds yourself and then buying a rental is not automatically a qualifying exchange. Use the QI’s instructions; see IRS Publication 544, deferred exchanges and qualified intermediaries.
Before the relinquished-property closing, engage a qualified intermediary and tax adviser; bring in legal counsel for title/entity questions. Have them confirm eligibility, taxpayer/vesting requirements, the proceeds-handling arrangement and the applicable timetable. Give MingChi a search brief based on those instructions, not a request to decide the tax treatment.
Set the price range, cash/financing mix, desired property type, long-term rental use, management needs and acceptable repairs. Compare Reno 89511, 89521, 89523, 89502 and 89503 with Sparks-area 89431, 89434 and 89436 using property-level costs and commute needs. Verify jurisdiction; a ZIP is an orientation tool. Ask the QI how backup candidates must be handled under the identification rules.
Screen candidates for evidence and closing readiness
For each address, collect rent comparables, actual leases if occupied, a cost budget, HOA rental information, insurance quotes and property-condition evidence. Check seller timing, occupancy/possession, title issues, financing and appraisal feasibility with the relevant professionals. Keep a dated status sheet showing verified facts, open questions and the next decision deadline; availability is not guaranteed.
Coordinate offers and formal identification separately
Discuss price, contingencies and contractual dates through your real estate representation. Have your QI direct the formal written identification, including delivery, description and any limits on multiple properties. A saved search, tour list or accepted purchase offer is not a substitute for satisfying the exchange’s identification requirements. Confirm receipt and retain the record with your exchange team.
Track inspection and HOA review dates alongside exchange deadlines. Review permitted use, leases/deposits, repairs, insurance, tax estimates and management arrangements. Ask your lender about remaining underwriting and property conditions. If a candidate fails review, promptly involve the QI and tax adviser about permitted next steps; do not assume you can change an identification or extend a deadline.
Before funding, ask escrow/title, the lender and QI to confirm the approved vesting, exchange documents, funds flow and feasible closing schedule. Review the settlement statement, prorations, repair agreements, insurance effective date, lease/deposit transfers and final walk-through. Independently verify wire instructions with the known recipient. Retain closing and identification records for the tax adviser’s reporting review.
Keep the rental review property-specific / 出租調查仍須逐址進行
Use the Reno–Sparks ZIP comparison and property checklist to compare address-level rent evidence, HOA rental restrictions, insurance, property taxes, maintenance, vacancy and management. Check commute routes from the actual home; a convenient city label is not proof of tenant demand. For condos, investigate rental availability and association finances before relying on a proposed lease.
County parcel records can help establish the research file, but permitted units and zoning must be verified with the appropriate agencies. Obtain current HOA documents and property-specific quotes; exchange timing should not replace inspections or document review. County parcel-data limitations · Nevada HOA rental guidance.

Ask the tax adviser to analyze eligibility, basis, debt changes, cash received, taxpayer continuity and reporting. Ask counsel about entity/title, contracts, leases and legal risks. Do not transfer into an LLC or change vesting based on a general article or video.
The lender reviews financing; escrow/title handles its closing responsibilities with the QI; inspectors, insurers and a separately engaged licensed/authorized property manager address their own scopes. Ask each for written conditions and deadlines. You may choose your own providers.

Replacement-property questions / 置換房常見問題
Can MingChi find a property and determine whether my exchange qualifies?
He can assist with the Reno–Sparks property search and purchase representation. Your tax adviser and QI handle exchange qualification and structure; an attorney addresses legal questions.
Does finding a property within 45 days complete the exchange?
No. Compliant identification and timely receipt are separate requirements, and other exchange conditions also apply. Have your QI confirm both milestones against the applicable IRS rules.
不會。合規指定與及時取得是不同要求,另有其他交換條件;請 QI 依 IRS 規則確認兩個階段。
Can I choose several backup properties?
Ask your QI about the applicable identification limits and method before submitting a list. Keep a practical shortlist, but do not assume any number or value of properties can be formally identified.
Should I skip rental due diligence to meet the deadline?
A deadline does not resolve a property’s condition, rental permission, financing or insurance. Raise timing risks early with the exchange team and review the available options before committing.
