The monthly snapshot

Price softened modestly while the market pace slowed.

The median sales price was $523,245, down 1.3% from July. Closed sales fell 11.3%, and the median time to contract increased to 26 days. At the same time, active inventory declined 4.9% and new listings dropped 14.7%, so the month did not simply add more choices for buyers.

Median sold price per square foot edged up to $315. That difference is a reminder that one market indicator cannot explain every sale: property mix, location, condition, lot, age, updates, and price range can all affect the result.

What these numbers may mean for your next decision.

For buyers

A longer median time to contract may create more room to compare choices and investigate condition, insurance, HOA obligations, and total monthly cost. Fewer new listings, however, mean the right property may still have limited direct competition.

For sellers

Lower closed-sales activity and a slower contract pace make launch strategy important. Pricing, presentation, repair clarity, and comparison with current alternatives should work together from the first week on market.

For relocators

Regional numbers are only a starting point. South Reno, Northwest Reno, central neighborhoods, Sparks, condos, new construction, and acreage properties may each show different price and market-time patterns.
