Equity is an estimate of value remaining after home-secured loan balances. Paying down principal can increase it; a change in market value or additional borrowing can also change the result. It is not a promise that a sale or lender valuation will match your estimate.
The $300,000 is neither a cash account nor automatic borrowing capacity. If you sell, costs and payoffs affect net proceeds. If you borrow, the new financing must meet its own property, borrower and program requirements.
Ask the lender how existing liens and any credit lines are treated, what valuation is required, what costs apply and what payment you would owe. Avoid assuming one percentage or online estimate applies to every lender or home. CFPB's home-equity guide explains why financing options generally leave some equity in the home.
取得資金的方式 / Sale or borrowing options
出售 / Selling: proceeds depend on the actual price, debt payoffs and selling costs.
Cash-out refinance: replaces the existing mortgage with a larger loan; compare the effect on the whole mortgage, fees and repayment.
Home equity loan: provides a borrowed lump sum under its loan terms.
HELOC: offers a credit line for borrowing within its limits and terms; rates, draw periods and repayment structure need separate review.
Consider the amount you actually need after costs and whether the future payment fits your budget. A discussion is not an application approval or a quoted rate. If selling is part of the decision, compare Reno seller representation; for a purchase, review Reno buyer preparation.
