When a nearby sale closely matches the subject in location, year, reported square footage, and garage count, buyers are likely to use it as an immediate reference point. Here, the across-the-street sale at $1.465 million created a particularly clear benchmark for evaluating the subject’s $1.649 million final asking price.

The premium needed a visible explanation

The $184,000 gap did not by itself prove the subject was incorrectly priced. The subject reportedly offered an additional bedroom, and differences in upgrades, condition, floor plan, views, lot characteristics, or finish quality could also matter. The challenge was making those differences concrete enough for buyers to recognize and value.
