Bartley Ranch, Reno · Cancelled listing analysis

Why 3356 Quilici Road Was Cancelled After 144 Days

This Reno case study was not simply a story of an impossible price. A nearby ranch sale supported the subject’s final total-price range, but the differences in finished space, improvements, and reported water rights made a complete proof file essential.

The nearby sale supported the range—but also raised questions

The most revealing nearby ranch sale closed at $1.85 million, only $50,000 above the subject’s final asking price. That comparison supported the final total-price range. It also gave buyers a reason to compare the packages closely because the sold property reportedly offered 529 additional finished square feet, slightly more land, a barn, and water rights.

The relaunch needs a stronger proof file

Public remarks for the subject referenced 2.3 acre-feet of water, while the structured MLS field indicated no water rights. That conflict should be resolved before marketing begins again. Permits and remodel invoices, well and septic reports, basement status, and documentation for the outbuildings also deserve review.

Once the property record is clear, a relaunch can either create meaningful price separation or document why the property deserves a premium. For the broader approach, read the Reno home-selling and expired-listing guide.
