Why 330 Sierra Manor Drive Expired After 103 Days

This Reno case study examines a four-bedroom, four-bath acreage property with 3,078 square feet, 2.14 landscaped acres, Thomas Creek frontage, renovated living spaces, and distinctive architectural character. It was offered at $2.875 million—about $934 per square foot—for 103 days without a price reduction before the listing expired.

The asking price needed stronger market support

Unique acreage properties are not interchangeable, and price per square foot is only one comparison tool. Even so, a $2.875 million asking price and approximately $934 per square foot placed the home above nearby evidence. Buyers evaluating a premium need a clear explanation of how renovation quality, creek frontage, landscaping, architecture, lot utility, and condition support the difference.

Buyers could compare other South Reno acreage estates

During the listing period, 7850 Kevin Circle sold for $2.8 million. That property offered 4,338 square feet, a three-car garage, pool, barn, and arena, and sold at approximately $645 per square foot. A same-street acreage property at 500 Sierra Manor Drive sold for $1.025 million, or approximately $481 per square foot, after price reductions.

Neither sale is a perfect twin. Their value is in showing the range of whole-property choices buyers could compare: house size, land, improvements, garage capacity, recreational amenities, setting, and total price.

What a stronger second launch should prove

A stronger relaunch would use a fresh, comp-supported price; a documented renovation ledger; a site plan that clearly explains Thomas Creek frontage and the 2.14 acres; and a defined launch-week feedback process. Those materials can help buyers understand what is distinctive about the property and whether the premium is supported by its complete package.
