Kings Row, Northwest Reno 89503 · Expired listing analysis

Why 201 Sunnyside Drive Expired After 165 Days

This Reno case study examines a four-bedroom Kings Row home that offered 3,102 square feet, a finished lower level, an updated kitchen, hardwood floors, a 0.28-acre corner lot, a two-car garage, RV parking, two fireplaces, and no HOA. It launched at $799,000 and ultimately reached $699,000 after three price reductions, but the price reset may have arrived too late to overcome the full package buyers were comparing.

The price reset may have come too late

A lower final price does not erase the buyer response created earlier in a long marketing period. By the time the home reached $699,000, buyers had already seen the property at higher price points and had continued comparing other Northwest Reno choices. A relaunch analysis should therefore review not only the final asking price, but also when each reduction occurred and what competing homes were available at those moments.

Buyers compared the entire package

The home offered meaningful features: four bedrooms, 3,102 square feet, a finished lower level, an updated kitchen, hardwood floors, a corner lot, RV parking, two fireplaces, and no HOA. Even when price-per-square-foot evidence is close, buyers still compare total purchase price, two-level layout, systems, maintenance, operating costs, garage and parking utility, and lifestyle fit.

The lesson is not that one feature caused the expiration. It is that the complete value story must be easy to understand beside the strongest competing packages.

What a stronger second launch should prove

A stronger relaunch would use a clear two-level floor plan, documented updates, an operating-cost story, comparison pricing based on the full package, and a firm early-response test. Those materials help buyers understand how the home lives and why its combination of space, condition, lot, parking, and location supports the selected price.
